Austin, TX  — Virtus Real Estate Capital (“Virtus”), an Austin-based private equity real estate fund manager focused exclusively on cycle-resilient property types, announced the final close of Virtus Real Estate Capital III, LP (“VREC III”).  VREC III is the third installment in Virtus’ flagship Value-Add/Opportunistic fund series, which closed with approximately $578 million of capital commitments, exceeding Virtus’ target of $500 million.  VREC III’s institutional investor base has continued to grow and represents nearly 90% of capital commitments.  The Fund’s limited partners represent a diverse set of public and private pension funds, endowments, insurance companies, family offices, and ultra-high net worth individuals.

“We are grateful for the continued support from our existing partners as well as new partners who have shown confidence not only in our strategy but in our talented team to navigate in these unprecedented times,” said Terrell Gates, Virtus Founder and CEO.  “Our investment team has a robust pipeline, and we are excited to take advantage of the opportunistic scenarios presented by the COVID-19 pandemic.”

Virtus will continue its focus on acquiring recession-resilient, needs-based real estate, including middle-income workforce housing and medical office, among other property types, such as student housing, early education, storage, and healthcare-related properties.  To date, VREC III has deployed $165 million across 18 properties.
