Most of America’s healthcare no longer takes place in a hospital. It happens in MOBs, the clinics and specialty centers where patients see a doctor or have a procedure and go home the same day. Demand for them is already locked in: the 65-and-over population grows from 65 million today to 76 million by 2035, and older Americans use roughly two and a half times the healthcare of a working-age adult. Supply has gone the other way, with completions falling toward a decade low due to outsized replacement cost compared to existing stock. The result is occupancy at 92.2%, rent rising every quarter since 2017, and buildings that cannot be replaced at the rent they charge today.
