The original paper was first penned in 2006 as our “Jerry Maguire” moment of calling for a better way to invest in commercial real estate. Like the prior versions in this two-decade-long whitepaper series, we revisit and update our long-standing focus on cycle-resilient, needs-based real estate, examining how demographic trends led to our focus on healthcare, education, self-storage, and middle-income workforce housing.
Now drawing on data from multiple market cycles, including the GFC, COVID-19, and the Great Tightening, this paper examines whether these sectors still offer greater resilience than traditional property sectors, and what the new demographic drivers for built-space demand may be in the coming years.
